How do you screen tenants?
We review applications using written screening criteria, including income information, rental history, identity verification, background checks, and eviction history. We then coordinate the approval process with the owner.
When do owners get paid?
Rent is disbursed monthly after the tenant pays and funds clear, typically around the 10th-15th of the month.
How are repairs handled?
You approve any non-emergency repair over a set dollar amount. Emergencies (water leaks, no heat, etc.) are handled immediately to protect the property.
What if a tenant doesn't pay rent?
We document late payments, send notices as allowed by Texas law, and work with you to decide next steps.
Do I need a long-term contract?
No. We have a simple management agreement with 30-day cancellation. You're never locked in.
